Property Tax Valuations with softPetroleum AppraiserÔ

Among its multiple property evaluation capabilities, softPetroleum AppraiserÔ is designed to handle the requirements of corporate and county property tax valuation.  The property tax appraisal objectives of the system include providing an easy way for a property tax department or county appraiser to:

  1. perform decline curve analysis, gas material balance calculations, and discounted cash flow (DCF) analysis on properties in Texas, Kansas, California, Utah, and other states which utilize DCF valuation methods (for quick tour, click here);

  2. prepare Oil and Gas Renditions for properties in Kansas using the Kansas Oil and Gas Appraisal Guide method.  softPetroleum AppraiserÔ  also supports DCF valuation for Kansas properties (for quick tour, click here);

  3. perform gas material balance reserves calculations for states, such as Kansas, that use in-place reserves valuation (in-place reserves per unit value established based on comparable reserves sales in the area) as an alternative method of valuation.

  4. prepare for and negotiate property value in states such as Texas, Utah, and Nebraska that settle values on a property by property basis;

  5. generate state-specific property tax reporting documents such as the Utah Oil & Gas Questionnaire, Kansas Oil Assessment Rendition, Kansas Gas Assessment Rendition, etc.;

  6. generate division of interest statements to submit along with property tax renditions; and

  7. calculate property tax amounts for properties at the owner and overall property level. Individual taxes can be calculated for each taxing jurisdiction that the property is part of.  Tract level valuation and tax calculation can be performed for large units/leases if needed.

  8. Can be used in conjunction with softPetroleum Data ScoutÔ  which extracts data used by softPetroleum AppraiserÔ  such as production, land, revenue, and expense information from customer’s various internal systems and converts/loads it into a softPetroleum EnterpriseÔ  data layer.

  9. Directly links to softProperty Tax ManagerÔ ,  PSC’s general property tax administration software which is used for rendering properties, making tax payments, and allocating payments back to properties for accounting functions like joint interest billing.
